The Discounted Real Estate note business is just that: Discounted.
If you hold a mortgage or a land contract and need the cash instead of a monthly payment you can sell your note for cash,
but it will certainly be for less than what your note is worth. I have sold many notes in order to raise cash.
I only do so when I have an investment that presents itself and require capital to make it happen. If you need to sell
a land contract or morgage you should try to avoid the middle man. Most note buyers are just brokers who resell your
notes to other investors and pocket a fee (usually a large one). I have used First National Acceptance a few times to raise cash. They are a subsidiary of a Michigan Bank.
